Overlay or Remove and Replace: Which Paving Does Your Driveway Need?

Sometimes a driveway needs just a little love: crack repairs and patching might be all that is needed to fix the problem. But what if your entire driveway has seen better days? A new driveway is a hefty investment but when installed and maintained properly, it can add reliability and curb appeal to your home for years to come.

What Type of Paving Does My Driveway Need?

A driveway overlay consists of installing a new layer of asphalt, approximately 2 inches thick, on top of your existing driveway. This is a cost-effective option if your driveway suffers from surface damage such as:

  • Potholes
  • Minor ruts or depressions
  • Standard cracks
  • Water damage

Overlays will not correct grading problems on your existing driveway. Also, an overlay cannot be installed if raising the driveway will affect proper water drainage.

In most cases, this installation takes one day and can last 10-15 years with proper maintenance.

Remove and Replace

A driveway remove and replace involves complete excavation. The existing driveway asphalt is dug up, the stone base is repaired or replaced, and two new layers of asphalt are applied - the base course creating a foundation of larger stone asphalt and the finish course creating a smooth surface.

A remove and replace is necessary if your existing driveway is severely damaged and too deteriorated for an overlay. Also, you may need this service if your driveway was improperly installed in the past.

Depending on the amount of prep work, excavation and alterations needed, a driveway remove and replace can take one to three days. With proper maintenance, it can last 15 – 20 years.
